Thanks to everyone who took the time to complete our Danforth Rad Neighbourhood Survey. We heard from nearly 200 people – most of whom are living and/or working in the Danforth area. Some key takeaways from the feedback:
- Concern about the lack of affordable housing in Toronto is high.
- Most do not support the development of the proposed 49 storey building at Pape and Danforth. Key concerns include:
- The height/scale of the building
- The precedent this would have on further development
- Changes to the character of the neighbourhood
- Increased traffic and congestion
- Knowing where to go for information on development plans along the Danforth is not clear for many.
- Interest in information on how development-related decisions are made and how community feedback is used top the list of topics people would like to know more about.

The Danforth is a multicultural, family-oriented community in the heart of Toronto.
Del Boca Vista Properties Inc. are developers who have appealed to the Ontario land Tribunal to erect a 49-storey skyscraper in the middle of this low-rise district.
Meanwhile, for the Ontario Line, that intersects the Bloor-Danforth subway line at the Pape Station, has expropriated by Metrolinx all the land from the Del Boca Vista development east to Eaton for excavation, station construction, materials storage and vehicle access for the interchange. Those lands have been designated as a Transit Oriented Community. These lands and those at the corner of Pape and Cosburn will be developed under the control of Infrastructure Ontario.
We have produced an illustration that puts the two projects at the Pape and Danforth station side by side.
While the proposed TOC is for sure not perfect, it does have a mid-rise approach as adopted in the City’s Danforth Study, around an added tower for more housing {29 storeys}. The documents from Infrastructure Ontario describe it as appropriate for the subway interchange and the surrounding neighbourhood.
If this is what Infrastructure Ontario deems appropriate, it definitely shows how inappropriate the neighbouring 49-storey development proposal is. Which may be a strong argument against that tower – and future proposals.

Infrastructure Ontario has organized an in-person information session where you can learn and discuss with staff the plans for the Transit Oriented Community at Pape and Cosburn. Councillor Paula Fletcher has organized the Pape North & Don Valley Ontario Line Construction Meeting. She will be joined by TDSB Trustee Sara Ehrhardt and city staff to discuss the Ontario Line and it’s impact on the surrounding communities as well as the Don Valley. You can register by clicking here

We believe in supporting small businesses and providing opportunities for local entrepreneurs to thrive, while maintaining a human-scale urban environment that prioritizes walkability, bikeability and a vibrant street life along the entire length of this vital historical avenue.
