- Technical challenges could significantly decrease the proposed buildings’ sizes.
- Concerns from the community and the city suggest new open spaces/park, plus some changes to the public realm, mobility, and commercial unit sizes.
- Several of the other issues raised would have to be agreed with the eventual developers/builders (e.g. rental vs ownership and affordability).
- Once the design concept is finalized, it will go ahead for rezoning, and contracts. Specifics could be up for negotiation later.
2. New design concept for Pape Station TOC buildings
- Infrastructure Ontario’s original concept for this Transit Oriented Community was “mostly mid-rise with one 29-storey tower”.
- Updated proposals now are expected before early June, 2026.
3. Del Boca Vista’s 49-storey tower at Pape and Danforth (north east corner)
- The Ontario Land Tribunal Appeal is still adjourned with no set case management or hearing date.
